How to Stage Your Home Like a Pro: Tips, Tricks & Ideas

Let’s look at all the staging improvements we did to get this 5,569 square feet single-family residence ready to sell. It is incredible how replacing the light fixtures and painting all rooms white can completely transform the whole area.

1. Foyer

We changed the sconces and light fixtures here. The new fixtures really draw your eye and attention upwards as a way to showcase the height of the ceiling.

2. Living room

First impressions really do make all the difference. Before, you can see this room doesn’t say much. It makes it a lot easier to tell the story of what a room can do for the buyer.


Again, the old lights were outdated and too dark for the space so the new fixture brightens up the room and opens up the space. And, we painted everything white to brighten the room.

3. Primary suite

The primary suite underwent a huge transformation and it became the center of the house. We kept the light fixture because it was nice and round and very much a luxury piece.


We did update the sconce lights to work with the existing fixture. This proves the point that not everything needs to be removed or replaced. We also kept the custom curtain rods and drapes meant to highlight the windows.

4. Primary bathroom

This bathroom was very green and the marble was quite strong and overwhelming. The paint and hardware switches solved those problems. Simple changes like this can really transform a space without the need for an all-out renovation.

5. The grand retreat

This was an exercise room with a ceiling fan and gray walls here. Now, it’s a sitting area with a new light fixture and white paint, and the space looks elegant.

6. The kitchen

We kept the contemporary light fixtures in the kitchen. We painted the cabinets here white, too. We didn’t need to redo the countertop.

7. The dining room

The seller wanted to use the breakfast table here but this dining table gives the house a newer, contemporary look.

8. The family room

There was once a ceiling fan in here, too. This room is big with a lot of windows and I rearranged the furniture to make it look more inviting and spacious.

9. The home office

We just brightened it up by painting it white and rearranging the furniture so the fireplace can become the beautiful focus of the room.

The stair railing looks so sophisticated now with the new paint color and lighting.

11. Upstairs first bedroom

We took down the wallpaper and it was very crowded with furniture. We fixed that by rearranging and updating the furniture, and of course, painting the walls.

12. Upstairs second bedroom

This bedroom used to have lilac walls and too much furniture. Again, paint and rearranging the furniture transformed the space. We put the bed against the opposite wall to create more flow.

13. Downstairs third bedroom

On the main level, there’s a third bedroom. We turned it into an industrial chic-style room. But what’s interesting about this room is the small built-in office space. We painted the cabinets of the office white to bring out the natural stone worktop.

14. Downstairs fourth bedroom

This bedroom is behind the kitchen and it’s considered a guest bedroom. We took out the big pieces that crowded the space.

15. Backyard

The huge yard and rose garden create a beautiful private oasis. All we had to do here was put out patio furniture to complete the look.

Though this was a contemporary home, our tweaks brightened the house and made the home look even newer. The secret? Paint.

    Like Genie I agree - never put bed in frt open window, where's the piano gone for Sunday singalongs? The slopg wall beside bed has gone ..?

    In your before and after photos, you eliminated ALL the storage cabinets and armoire furniture. Obviously, the previous owner needed storage. Where is it?

      It's staging. You create the appearance of space. Actual usage is different; the viewers have to be wise enough to know where they would need additional storage.
