How to Sell a Home Fast: The Importance of Good Visuals

Wish you knew how to sell a home fast? No worries. Home staging is often the key to selling your home quickly and at top dollar.

With the intentional design that home staging offers, potential homebuyers are much more likely to visualize themselves living in each space in the near future—making it well worth the time and energy you invest into it.

Join me today as we tour a home that was recently staged and ready to hit the market.

Staging homes

When you have a brighter home, it feels more spacious, more open, and more inviting. It takes a village in order to get a staged home like this prepared, whether it's the painters, the repair people, the cleaners, the stager, or the photographer.

Hundreds of buyers are seeing the home for the first time online, so if those pictures don't jump out to them, they have no vision. They can't imagine what it's going to be like.

But when you have it staged beautifully like this one, it gives them a better sense of what this home could feel like if they lived here, and when you have other homes on the market in the same area, this home would stand out a little bit more.

It’s a domino effect. You have to have it all set up ahead of time, which is really important.

The cleaner comes this day, the painter comes this day, and so on and so forth. You have to have all the different people lined up in the right order.

Plus, it’s really important that you have not only quality contractors but reliable helpers as well. That is so critical because if one drops the ball, then it affects the whole process.

Staged home tour

Let's go inside! Here is the before photo.

As you can see, it's very open in here. We have an inviting living room with a gas-log fireplace.

And here is the after photo.

Right over here, we have our formal dining room. This is what it looked like before.

What's wonderful about this dining room is the fact that it's so open and that you can talk to people in the living room, in the kitchen, and almost anywhere in the house.

The kitchen is very open as well and leads into the family room, which makes it a great place for entertaining.

Here is how we spruced it up without doing a full tear-out.

The family room definitely needed an upgrade.

Here is how it turned out.

You're also able to go out to your outdoor area from here.

What's wonderful about this outdoor space is that not only is it spacious but also because of the other homes that are next to it. They block the wind, so you could be out here in the evenings and have a lovely time. It’s very private.

On the main floor, we do have a powder room that needed a quick refresh.

This is how we transformed the space.

Let's go upstairs to the bedrooms next. All three bedrooms are located on the second floor.

Let me show you one of the kids' rooms from before.

Now it is nice and light, and you really notice all the windows.

Here we have the other kid's room. You could make it into a den if you wanted to.

It really turned out nice after our refresh.

Now let's go see the master suite. This is what it looked like before we staged the home.

What's wonderful about this master suite, besides being a good size, is the natural light. Also, the vaulted ceiling makes it feel very spacious. What's really nice about this bathroom is that the double sinks are outside. We've painted many of the walls as well as replaced a lot of the light fixtures with designer lights.

So there you have it. With this tour, you have seen all the potential in this home. While you may have seen some potential in it before it was staged, the staging takes your experience to a whole new level.

Looks cold and not very friendly. I understand removing all the clutter but making it look like a place to purchase furniture not a place to live doesn’t appeal to me at all.

The kitchen is the most honest picture. Simply clean out all the clutter. Looks nice, but totally unrealistic for a lived in home.
